Yes. The luxury approach scales with the price point — at $10M+ the marketing becomes more bespoke, the buyer pool more international, and the launch timeline longer. Properties at this level get a strategy built specifically for them.

Where exactly will my home be marketed?

Globally and locally. Featured placements in The Wall Street Journal, Robb Report, Mansion Global, Barron's, MarketWatch, and Unique Homes — plus syndication through 90+ international real estate portals across 70+ markets. Domestically: StreetEasy, Zillow, Realtor.com, and the local MLS — unless you've asked for a private launch. The exact mix depends on your property, your timeline, and where the right buyer is most likely to be.

Will my listing reach buyers outside the US?

Yes — and often that's where the right buyer is. Listings are translated and syndicated to premier real estate sites across Asia, Europe, Australia, the Middle East, and South America. Country reach includes China, Russia, Canada, Germany, Brazil, France, Singapore, and the UAE among 60+ others. For waterfront Hamptons, Manhattan trophy condos, and Connecticut estates, the international audience is often what closes the deal.

Will my listing also be on Zillow and StreetEasy?

Yes by default — but only if you want it there. Most luxury sellers do, because the audience is real and serious. Some prefer to stay off the consumer portals entirely (career visibility, divorce, estate, or simple preference), in which case we run a private launch through my network instead. Your call. I'll tell you which approach I think will get the best result for this specific property.

Can the sale be kept fully private — never on the MLS?

Yes. Private listings — sometimes called pocket listings or whisper listings — are sold through my network of qualified buyers and trusted brokers without ever appearing publicly. Sellers choose this for many reasons: discretion around career, family, estate, or simply not wanting the property photographed and circulated. There are tradeoffs — a smaller buyer pool generally means a longer timeline — but for the right property and the right seller, it's the correct path. More on Private Listings →

How long does a luxury property take to sell?

Longer than a standard listing — typically 90–180 days at $2–5M, and often 6–12 months above $10M. The buyer pool is smaller, the decision is bigger, and the right buyer might be in another country. The goal isn't fast — it's right. A trophy property that sells in three weeks usually sold for less than it should have. Strategy, not speed.

Do you handle showings personally?

Yes. Every showing is handled by me — not an assistant, not a junior agent. Buyers at this level expect to meet the listing agent, and they notice when they don't. The preparation, the conversation, and the follow-up all matter — and I do all three.
