Yes by default — but only if you want it there. Most luxury sellers do, because the audience is real and serious. Some prefer to stay off the consumer portals entirely (career visibility, divorce, estate, or simple preference), in which case we run a private launch through my network instead. Your call. Yes. Private listings — sometimes called pocket listings or whisper listings — are sold through my network of qualified buyers and trusted brokers without ever appearing publicly. Sellers choose this for many reasons: discretion around career, family, estate, or simply not wanting the property photographed and circulated. Longer than a standard listing — typically 90–180 days at $2–5M, and often 6–12 months above $10M. The buyer pool is smaller, the decision is bigger, and the right buyer might be in another country. The goal isn't fast — it's right. A trophy property that sells in three weeks usually sold for less than it should have. Strategy, not speed.
Yes. Every showing is handled by me — not an assistant, not a junior agent. Buyers at this level expect to meet the listing agent, and they notice when they don't. The preparation, the conversation, and the follow-up all matter — and I do all three.
